How to Reserve a New Clayland Home

  • Having chosen the property you wish to purchase, please contact our office on 01842 878813 to start the reservation process. We will ask you to provide the following;
  • Information regarding your proposed financial arrangements. We are able to supply details of an independent financial advisor prior to reservation so that you are comfortable with your financial position before you commit to the sale.
  • Details of your estate agent, if applicable. If your purchase is dependent on the sale of your current home, you will need to have an agreed sale in place before you can make a reservation.
  • Details of your appointed conveyancing solicitor.
  • A reservation deposit, depending on the development the amount may vary, but it is typically £1000, which can be paid over the phone by credit or debit card. This deposit is refundable, we will provide details of this on the reservation form.
  • A signed copy of the reservation form which we will complete with your details and the information above.

Once we have all these items in place the property will be reserved in your name and taken off the market. If the property is still under construction we will provide you with an estimated completion date. We will keep you updated of any change to this date during construction. As the property nears completion we will be able to provide an accurate completion date so you can make arrangements for moving home.

After reservation

  • Contracts will be sent to the solicitors with a contractual exchange usually required within 28 days.
  • A deposit of 10% of the purchase price is required at exchange of contracts.
  • At this stage both parties are legally bound to proceed with the sale.

On completion

  • Handover takes place on the day of completion, immediately after legal completion has taken place we will be able to handover the keys to the property.
  • Please bear in mind that we cannot allow you to move into the property until the funds have been confirmed as received by our solicitors, this usually doesn’t happen until early afternoon.
  • Utility meter readings will be taken and a copy supplied to yourself by email.
  • As well as presenting you with the keys to the property a handover pack containing all the relevant warranties and information for the property will be issued.
